Palmetto Bluff Market Update: Strong First Half of 2026 Reflects Continued Buyer Confidence
The Palmetto Bluff real estate market continued its impressive momentum through the first half of 2026, with buyer demand remaining healthy and well-qualified purchasers continuing to recognize the long-term value of owning in one of the country's most exceptional private communities.
While activity moderated slightly from an extremely strong first quarter, the market remained remarkably active. The second quarter produced 54 closed and pending resale home and homesite transactions, bringing the total to 95 resale transactions during the first six months of the year. Home values also remained strong, with resale homes averaging just over $3.17 million and $857 per square foot during the quarter. More than half of the homes that went under contract did so within 90 days, and nearly one-third found buyers in less than 30 days—clear evidence that thoughtfully priced, well-presented properties continue to attract strong interest.

More Than a Real Estate Market
One of the reasons Palmetto Bluff continues to outperform many luxury markets is that the community itself continues to evolve in thoughtful and meaningful ways.
The opening of the highly anticipated Anson Point Golf Course in January marked one of the most significant additions to the Club in years. Designed by renowned architects Bill Coore and Ben Crenshaw, the new course has been exceptionally well received and further strengthens Palmetto Bluff's reputation as one of the premier golf communities in the Southeast.
Members have also enthusiastically embraced the expanded fitness and wellness offerings at The Citadel, where new state-of-the-art facilities and an expanded schedule of classes have enhanced an already outstanding lifestyle experience. Together, these investments continue to reinforce what makes Palmetto Bluff so special—not simply beautiful homes, but an unmatched way of life.
Looking Ahead
Inventory remains relatively limited, and desirable homes continue to command significant attention when priced appropriately. As we move into the second half of the year, I remain optimistic about the strength of the Palmetto Bluff market and the continued appeal of this extraordinary community.
Whether you're considering buying, selling, or simply staying informed about the market, I hope you'll find the quarterly report helpful. As always, if you have questions about your property's value or would like to discuss current market conditions, I would be happy to help.
Thank you, as always, to my clients, friends, and fellow Palmetto Bluff members for your continued trust and support.
